Location:     This ranch is located only 1.5 hours southwest of Houston in Lavaca County, TX.  It is approximately 20 miles NW of Edna and 20 SE of Yoakum.  It is accessed by an all-weather gravel road easement.

 

Vegetation: The ranch is covered in hundreds of beautiful, huge live oaks. There are also many big pecan and elm trees along the Lavaca River.  The native brush is typical of the Texas coastal plains, including post oaks and yaupon.

       

Terrain: The terrain ranges from bottomlands to gently rolling hills.  The Lavaca River stretches along the eastern border of the ranch, providing excellent habitat for wildlife in the bottoms.  The ranch primarily has sandy loam soils throughout, with darker soils in the lower areas.

 

Hunting: The ranch offers wonderful habitat to all kinds of wildlife.  There are white-tail deer, turkey, hogs, quail, dove, ducks, and geese.  Also, this area is well-known for its duck and geese hunting in the winter months. The Lavaca River has some fishing holes that hold catfish.

 

Water: There is approximately 0.4 miles of Lavaca River frontage.  The river runs shallow and clear, with several deeper fishing holes along the bank.  Very little of the property is in the 100 year flood plain.  The house overlooks a 2 acre pond that has water piped to it and is stocked with bass.  There’s also a half-acre waterfowl pond used for duck hunting.  There are 2 water wells.

 

Minerals: The owners will convey ½ of owned mineral rights, and 100% of owned executive rights.  The owners believe to own 25% of the mineral rights and 100% of the executive rights.
