Location:    This 1,020 acre property is located in Dimmit County just South of Carrizo Springs, TX. The ranch is very private, with access to gravel Castellaw County Road via a 1 mile private, fee title, gravel road that is 30 feet wide and fenced on both sides. The gate is approximately 5 miles west of Hwy 83.  It is an 8 mile drive to Asherton and a 9 mile drive to Carrizo Springs.  There is also a second access to the ranch via a 2 mile deeded easement from Hwy 186.

Terrain: The ranch has deep sandy loam soils throughout, and is relatively flat with about 60 feet of elevation change.  It is covered in high protein yielding South Texas brush, including guajillo, granjeno, guayacon, black brush, prickly pear, coma, cat claw, lime prickly ash, Texas persimmon, and bull mesquites.  Barrosa Creek traverses the ranch for over a mile, with several creek drainages offering dense vegetation and interesting topography.

Water: There are 4 water wells equipped with electric submersible pumps, including 1 Carrizo well that is equipped with a 3-phase electric submersible pump and can produce 100 GPM, and 1 Carrizo well that can produce 50 GPM.  There are 7 stock tanks on the ranch, 2 of these have piped water from the wells and can be filled year round. There are approximately 10,000 feet of buried pvc water lines throughout the ranch, supplying water to numerous water troughs.  There is a 3,500 gallon holding tank supplying water to the house, and a 500 gallon holding tank supplying water to the hunter’s cabin.

Hunting: The hunting on this ranch is a product of 20 years worth of intense game management and a selective deer breeding program.  Over the last 2 decades, most of the native genetics have been replaced with 200” B&C class genetics out of the deer breeding pens, resulting in several trophy bucks scoring over 200” being harvested on the ranch.  In 2011, a buck killed on this ranch won the Los Cuernos Contest for a high fenced ranch. Congruent with the area, the dove hunting is fantastic, and the native quail population is on the rise, including bob white and blue quail.  One of the ponds has been stocked with bass, catfish, and forage fish.
