Location: This property is located in northwestern Zavala County. It is a 20 minute drive from either La Pryor or Uvalde, and an approximate 100 mile drive from San Antonio.  The ranch is accessed by a 1 mile easement off of FM 481 out of Uvalde, or a 3 mile all-weather easement from Hwy 57 out of La Pryor.

Terrain: This ranch is a great representative of the South Texas Brush Country, and has sandy loam soils and some pockets of red sand throughout the ranch. The terrain is made up of gently rolling hills, elevation changes, and many creek bottoms.  Buck Creek and Dinner Creek traverse the property, and drainages of Turkey Creek and Chaparrosa Creek enter the property.  There are mature bull mesquite and hackberry scattered all over the ranch, and several big live oak trees.  Native brush species include: guajillo, granjeno, guayacon, black brush, prickly pear, coma, cat claw, lime prickly ash, mountain laurel, and Texas persimmon. The brush is outstanding on this ranch.

Water: This property has 10 water wells.  2 are considered irrigation wells for the area, producing 100 GPM, equipped with deisel engine pumps.  5 wells are equipped with electric submersible pump, and 3 are windmills.  The ranch has 9 earthen tanks, 2 of them have water piped to them from the bigger wells.

Hunting: After 8 years of heavy game management under a high fence, the ranch is producing big South Texas bucks. Several bucks scoring over 170 B&C have been harvested over the years. Annual deer surveys conducted on the ranch in past years are available for those interested. There are turkey on the ranch. The dove hunting is great, and the 08/09 quail season was very good, despite the drought. 30 DMP does out of “Full House” bloodline have been released.  There are a few exotics on the ranch including elan, oryx, elk, and fallow.

Improvements: The entire ranch is high fenced.  There is some cross-fencing on the ranch, and a set of cattle working pens. The ranch has been “sculpted” with a roller chopper throughout the last 8 years, opening up the brush and creating motts, while fracting the soils and encouraging new growth of native brush and grasses. Also, about 28 protein feeders and 25 blinds and corn feeders go with the sale. There are 1.75 miles of electric lines bordering the West boundary of the ranch. The ranch has 10 food plots, and there is a caliche pit on the West end of the ranch.  There is a camp house and barn at the headquarters, as well as approximately 25 acres of deer breeder pens.

Minerals: All minerals owned will be conveyed with the sale. The owner believes to own 25% of the minerals. There is no current production on the ranch.
