Location

This ranch is located only 1.5 hours south of Houston, 9 miles NW of Edna in Jackson County, TX.  The ranch has frontage on County Road 128.  This County Road is an all-weather gravel road, is county maintained, and dead ends 1/4 mile past the property, very private.

Vegetation

The ranch is covered in hundreds of beautiful, huge live oaks, giving some parts of the ranch a park-like appearance. There are also many big pecan and elm trees along the Chicolete Creek. The native brush is typical of the Texas coastal plains, including post oaks and yaupon.

Terrain

The terrain is extremely diverse, ranging from bottomlands to gently rolling hills. The Chicolete Creek, a year-round, spring-fed creek, traverses through the ranch for 3,300 feet, providing excellent habitat for wildlife in the bottoms. The ranch primarily has sandy loam soils throughout, with darker soils in the lower areas.

Hunting

This ranch has been intensely managed exclusively for wildlife for the past 7 years. The ranch has 6 whitetail breeder pens, and approx 150 deer out of 200+ genetics have been released to supplement the native deer herd. In the winter months, the waterfowl lakes are 智能合约交易_智能合home to incredible numbers of ducks, geese, and sandhill cranes. There are large numbers of turkey that roost along the Chicolete Creek and other timber lined drainages on this ranch. Last year, a gobbler was killed that had an 11.5 inch beard. The owner has conducted controlled burns every winter for the past 7 years, increasing the native grasses and forbes. Annual predator control is also part of the wildlife management plan. The ranch currently holds a level III MLD.

Water

There is approximately 3,300 feet of year-round, spring-fed Chicolete Creek frontage on both sides. It is lined with big sycamore, pecan, cottonwood, elm, and hackberry trees. Along the creek, there is a natural deep pond called “Alligator Lake”, which is fed by the creek and is full of bass and catfish. There is also a 2 acre stocked pond that is approx 12 feet deep. The duck hunting is amazing, with 7 water fowl impoundments totaling approx 120 acres of surface water. These duck lakes are engineered to drain in the off-season and manage for native duck foods. There are 2 water wells, one is equipped with a solar pump, and one is a 16 inch irrigation well that is not currently being used. .  The ranch lies over one of the most prolific aquifers in Texas, and neighboring ranches have irrigation wells that produce 2,000 GPM or more.

Minerals

No minerals to convey, and there is no production on the ranch.

Improvements

The interior and perimeter roads have been highly improved, allowing all parts of the ranch to be accessed. This ranch is completely high fenced with 8 foot tight-lock galvanized fencing.  There are 15 acres of high fenced deer breeder pens, consisting of 6 separate pens with 15 foot lanes in between, and an outer perimeter fence for extra security.  Each pen is equipped with a 2,000 lb. Outback free-choice protein feeder and a water trough with piped water and a float system. There are several hunting blinds, feeders, and a steel 8 person duck blind that will convey. There is some interior cross fencing.
